As someone who entered the Cyprus real estate market, I’ve been genuinely impressed with how the landscape has evolved this year — and I can confidently say it’s still worth serious consideration for new investors. At the start of 2026, transaction activity was robust: in January and February, the number of property sale contracts rose noticeably compared with the same months in 2025, showing that demand remains strong across the island. What struck me most is the diversity of buyer interest. While local Cypriot buyers form the backbone of the market, foreign investors — both from the EU and beyond — continue to account for a substantial share of purchases, keeping the market lively and resilient. Prices haven’t collapsed or stagnated; instead, they’ve shown steady, moderate growth. Independent market analysts forecast continued healthy annual increases in residential values, typically in the mid-single-digit range, which signals stability rather than speculative spikes.
